AI infrastructure provider WhiteFiber has completed the $60m cash acquisition of two industrial properties in Yadkin County, North Carolina, US, which it plans to convert into data centre campuses.
Purchased through its wholly owned subsidiary Enovum Data Centers, the sites, known as NC-2 and NC-3, span roughly 120 acres and contain 500,000ft² of warehouse space.

The plots sit around 55 miles from the company’s NC-1 campus in Madison, North Carolina.
In August 2026, WhiteFiber entered into a definitive agreement to purchase the Yadkin County locations.
The firm intends to retrofit the existing structures to provide an initial minimum gross utility capacity of 60MW, with the potential to reach nearly 200MW within seven years of closing, subject to confirmation and power availability.
Under the transaction terms, the seller will retain temporary occupancy of portions of the sites under a partial leaseback arrangement, offsetting some carrying expenses during development.
Initial ready-for-service capacity at NC-2 and NC-3 is targeted for late 2027, subject to standard development conditions. WhiteFiber plans to align its capital expenditure with definitive customer agreements and financing.
The company has received non-binding letters of intent for capacity across both new sites and the planned NC-1 expansion, including submissions from investment-grade counterparties and terms backed by investment-grade credit support.
WhiteFiber CEO Sam Tabar said: “We are encouraged by the breadth of customer demand, including proposals from investment-grade counterparties and proposals with investment-grade credit support. We are building on our development and operating experience in North Carolina to meet strong customer demand across our portfolio.
“Our priority is to turn that demand into long-term contracts and develop capacity with the right customer and financing commitments in place. We look forward to working closely with local stakeholders as we develop these sites and being a responsible long-term partner to the community.”
WhiteFiber also issued an operational update regarding its NC-1 facility.
Commissioning complications with switchgear interrupted service and billing for the initial 20MW IT data hall, delaying the site’s ramp to full contracted run-rate billing past the earlier August target.
Around 35MW of the 40MW contracted IT deployment is currently operational, with work underway on the final 5MW.
Capital expenditure for this contracted phase is substantially finished and projected to remain within budget.
Meanwhile, discussions regarding credit facility financing continue with prospective lenders, though closing remains subject to documentation with no guarantee of completion.
