SGLY has entered into a non-binding strategic framework agreement with Florence Development regarding a data centre campus on an industrial site in South Carolina, US.

The framework agreement sets out terms for both parties to further assess and, if deemed mutually agreeable, pursue development of the project.

While some provisions regarding exclusivity, confidentiality, and publicity are binding, the majority of the agreement is non-binding and does not commit either company to a final transaction.

Any final agreement would depend on successful due diligence, assessment of utility provisions, securing financing, government and corporate approvals, and completion of detailed negotiations.

Both parties have stated that there is no guarantee a definitive agreement will be reached, or that the project will move forward as currently outlined.

Preliminary assessments suggest that around 25MW of grid capacity may be available immediately or in the near term for the site.

There are also plans to investigate increasing the site’s utility capacity up to approximately 99MW within a projected 24 months, subject to successful studies, approval processes, and construction milestones.

However, this target is not guaranteed and may change based on regulatory reviews, technical assessments, and other conditions.

The project’s concept includes phased development, starting with a portion of the land, leaving the remainder available for potential future expansion.

If realised, the wider campus could accommodate additional data centre capacity, AI computing clusters, and supporting infrastructure across several stages. The agreement does not assure progression beyond the initial development phase.

SGLY stated that if the site’s size and plans to expand power capacity are confirmed, the location could support demand for AI model training, cloud computing, enterprise high-performance computing, and related computing services.

The company is also evaluating the project in the context of its broader digital infrastructure strategy, which includes expanding beyond its existing operations in the US.
