CleanSpark has entered into a 20-year infrastructure lease agreement with a global technology company for its data centre campus in Sandersville, Georgia, US.

The lease, which includes two five-year extension options, is set to generate approximately $6.6bn in contracted revenue over the initial term, with a potential total of $11.6bn if all options are exercised.

Deliveries for the project are expected to begin in the fourth quarter (Q4) of 2027, with the tenant granted 175MW of critical IT load for a variety of computing workloads.

As part of the agreement, the unidentified tenant has also signed a letter of intent and exclusivity arrangement covering CleanSpark’s entire Texas data centre portfolio, which comprises 718 acres with up to 885MW of secured and planned power capacity.

This places the Sandersville facility as the starting point for a wider collaboration between the two companies.

“We have long believed in the second-mover advantage in this sector: grow our portfolio as the market matures, then execute with excellent terms and velocity. Today’s announcement validates our thesis.”

The Sandersville campus was chosen for its supply of reliable, low-cost power and its capacity to support high-density compute along with phased data centre deployment.

Since launching operations in Sandersville in 2022, CleanSpark has carried out investments in local energy infrastructure and site development.
