It forms part of an overarching $1.7bn joint venture (JV) established by the two companies in 2024.

The JV plans to deploy a total of 250MW of data centre capacity across Mumbai and Chennai. Initial site preparation in Navi Mumbai started in December 2025, with full-scale building work commencing within 18 months of the partnership agreement.

Once finished, Mumbai 3 will expand operational capacity at the Navi Mumbai site to 86MW alongside existing facilities Mumbai 1 and Mumbai 2, which support enterprise and cloud workloads.

The entire campus has the scope to reach 148MW at full build-out.

Colt DCS India country head Pratap Mane said: “The nature of data centre demand is evolving rapidly, with customers requiring larger deployments, higher rack densities and infrastructure capable of supporting increasingly intensive AI workloads. Mumbai 3 is designed to address these needs, further strengthening our Navi Mumbai Campus as a scalable and future-ready digital infrastructure platform.

“Built with AI readiness at its core, the facility incorporates advanced cooling capabilities, including liquid cooling and enhanced power infrastructure to support high-density deployments. This enables customers to efficiently scale next-generation AI and high-performance computing workloads while maintaining operational resilience and efficiency.”

Mumbai 3 is engineered for high-density computing and AI requirements, supported by an on-site 220kV gas-insulated substation (GIS).

The site features carrier-neutral connectivity with access to high-capacity fibre routes, alongside a hybrid cooling setup that pairs direct liquid-to-chip cooling with standard air cooling.

The building will run on 100% renewable power and utilise a closed-loop cooling design that results in near-zero wastewater.

Project developers anticipate the scheme will generate over 700 operational and construction jobs while engaging regional service providers, contractors, and suppliers. The joint initiative pairs Colt DCS’s data centre operations with RMZ’s two decades of Indian real estate and infrastructure experience.
